Nettleton Road in Clifton, Cape Town, will be more expensive, with more beautiful homes in the future, says Lance Cohen, CEO at Lance Real Estate.
“Nettleton Road in Clifton, Cape Town, is considered to be the most exclusive road in South Africa and probably in Africa. This is because it has the most dramatic views across the Atlantic Ocean towards the Twelve Apostles Table Mountain.

He says there is a shortage of high-end real estate in the City of Cape Town for the numerous prospective buyers there are at the moment.
Notable homeowners
Some of the notable homeowners in the area include South African multi-award-winning DJ Black Coffee, well-known architect Stefan Antoni, a well-known art dealer, and a bank financier, amongst others.
Land recent sales
Earlier this year, Pam Golding Properties reported that it had sold two adjacent vacant plots comprising a total of 2 700sqm and situated in a prime position in what is considered South Africa’s most prestigious and coveted address – Nettleton Road in Clifton on the world-renowned Cape Atlantic Seaboard.
They were sold by Pam Golding Properties for a total sum of R170 million, VAT inclusive.
On the four pieces of land sold for millions earlier this year, work has begun in earnest. On one of the plots sold, they are building three units, and on the other three plots, the buyer is believed to be building a villa for themselves.
Pam Golding said there were originally only two larger plots with permission to subdivide into four. The first lot was not subdivided and remained a larger lot. The company sold the first three, while the other one was sold by a different property group.
Pam Golding also described Nettleton Road as the most exclusive of all roads in the country, with a limited number of residential properties, large, luxurious, iconic homes which offer all the elements desired by high-net-worth individuals - an unparalleled lifestyle, exclusivity, privacy and rarity, and above all, the spectacular views which epitomise the essence of the globally acclaimed Atlantic Seaboard.
It said the panoramic views from Nettleton Road sweep from the Twelve Apostles Mountain Range to all four Clifton Beaches. “This premium location is home to captains of industry and some of the most luxurious designer homes in South Africa.”
Basil Moraitis, who heads up the Western Cape region for Pam Golding Properties, told this publication that the Atlantic Seaboard continues to experience significant demand, increased pricing and limited stock available for sale.
“Whilst difficult to forecast the future, there is extensive investment across all property types, which continues to underscore the value proposition of the lifestyle offering and perceived value.”
Most expensive street
Nettleton Road is consistently the most expensive street in South Africa, according to Lightstone data.
The property and automotive information provider noted that in the past 2.5 years, just three sales in Nettleton Road have accounted for a fairly staggering R271 500 000’s worth of property transactions.
Because of its location and the cache attached to the address, it is a magnet for international buyers, especially, says Yael Geffen, CEO of Lew Geffen Sotheby’s International Realty.
“In the short term, the character of Nettleton Road is unlikely to change because of the amount of development that has already taken place there over the years.”
Geffen added that the Atlantic Seaboard as a whole is an exceptionally hot market right now, with homes in the luxury price bands finding buyers, especially those priced to move in the R25 million to R40 million range.
